Looking After a Stay in St Kilda
A clear listing and useful arrival information help guests settle in. In St Kilda, that includes being honest about parking and nearby music venues, and allowing for festival road closures.
Homes and Apartments We Can Manage
We manage houses, units, townhouses and villas, plus selected apartments. For an apartment, guests need access to both the building and the apartment at any hour.
The building entrance needs a key safe or digital code. The apartment needs a key safe or, preferably, a digital lock. Tell us about any shared doors, gates or entry restrictions so we can assess the setup.
Read the Rules Before You List
Before listing an apartment, check the owners corporation rules. Consumer Affairs Victoria’s guidance explains that owners corporations can ban short stays, with an exception for an owner’s or occupier’s principal place of residence.
For planning and other requirements at your address, start with Port Phillip’s short-stay accommodation guidance and confirm any questions with Council.
A Local Team for the Ongoing Work
We handle listings, pricing and guest communication, and coordinate cleaning, linen and maintenance. You’ll receive owner reporting, and you can reserve dates for your own use around existing bookings.
Our Melbourne management service explains the work involved in preparing your home and managing bookings.

Parking for Your Guests
Your listing needs to say exactly what parking is available. A private space may have a height limit or a separate entrance; street parking comes with its own restrictions.
Under Port Phillip’s current parking permit conditions, non-resident short-stay owners can’t obtain or retain residential or visitor permits, and permits can’t be used commercially. That limits what we can offer guests in a listing.
Arrivals During St Kilda Festival
Festival road closures can change how guests reach your home. They can also affect access for a cleaner between stays.
The festival’s resident access information needs checking for each year’s closures and permit conditions before arrival instructions are sent. Access arrangements may differ for residents, guests and cleaners.
Music and Your Neighbours
St Kilda’s live music is part of its appeal, recognised in Council’s St Kilda Live Music Precinct Policy. If music from a nearby venue carries into your home, let us know so the listing gives guests a fair idea of the setting.
House rules should be clear about noise in shared entrances and outdoor areas, with consideration for the people who live next door.
Rubbish Between Stays
For cleaning between stays, we need bin access and collection details. St Kilda has several collection routes, so check the property’s collection day to work out when bins need to go out, including when the home is empty.
Apartment buildings may have council, private or mixed waste services. The building manager can confirm the bin room or chute arrangements so we have the right information for guests and cleaners.
Ask Us for Our Fee Schedule
Ask us for the management fee and any separate costs, including cleaning and linen, so you can weigh up the service for your home.
Income and occupancy vary. We can discuss your plans, but we don’t guarantee returns.
