Airbnb Management In Port Melbourne
Have a local team look after your Port Melbourne home, without organising every stay yourself. Your Place Your Space manages bookings and guest communication, and coordinates cleaning, linen and maintenance.
Our free property review helps you work out whether the service suits your home. We’ll talk through your plans, the work involved and the costs.
Local Details That Make A Difference
A cottage near Bay Street and an apartment in Fishermans Bend need different guest information. We write the listing around your home, with clear arrival instructions and an honest description of its surroundings.
Apartment Arrivals
Port Melbourne has apartments and restored workers’ cottages. If your home has a shared entrance, guests need a way in that doesn’t depend on someone meeting them.
We accept selected apartments with anytime entry to both the building and the apartment. Building entry needs a key safe or digital code; the apartment needs a key safe or, preferably, a digital lock. We’ll discuss your access arrangements before you invest in setup.
Shared-Building Rules
Check your owners corporation rules before committing to short stays. Consumer Affairs Victoria explains the restrictions owners corporations can make and the principal-place-of-residence exception.
Share the building’s access, noise and waste rules with us so we can include them in guest instructions.

Local Hosting Details
Clear Parking Information
For homes within the City of Port Phillip, residential parking permits are for current residents and don’t guarantee a space.
We’ll need the details of any allocated car space, including clearance and access, for the listing and arrival instructions. Without a private space, council restrictions and permit eligibility need checking before parking is offered to guests.
Getting Around From Your Home
The 109 tram runs between Port Melbourne and Box Hill, with its local terminus at Waterfront Place.
Guest directions should start at your front door. We use property-specific information for tram stops, Bay Street and the beach, so guests can judge whether the location suits their stay.
Up-To-Date Waterfront Listings
Station Pier remains a cruise shipping destination. Spirit of Tasmania’s Victorian terminal, however, is now in Geelong.
When updating an older listing, we remove outdated ferry references so guests book with the right destination in mind.
Fishermans Bend Is Changing
Fishermans Bend’s redevelopment spans the City of Port Phillip and the City of Melbourne.
Let us know about nearby works that affect noise, views or access. We can explain those details in the listing so guests know what to expect, and keep future plans separate from what’s available now.
Management Fees
Ask us for our fee schedule.
We’ll discuss inclusions, separate costs and GST with you, along with the agreement’s notice period and arrangements for your own stays and future bookings.
Income and occupancy vary with the property and available dates. We don’t guarantee earnings.
Changing Managers?
Send us your existing listing and management agreement end date.
We’ll discuss the handover with you, including any bookings already accepted.
